  • The vision for the Camelback and 24th Street Village Core was first documented in the 1991 “Camelback East Primary Core Specific Plan” and was updated in 2006. The Specific Plan allows up to 165ʼ of high-quality mixed use development within the southern portion of Biltmore Fashion Park and in certain other areas within the Camelback Road Corridor. In 2006, the southern portion of Biltmore Fashion Park was also rezoned to C-2 H-R.

    • A building up to 112ʼ that can be any land use – including all office.

    • A building up to 140ʼ that can be ground floor retail, office or other uses.

    • A building up to 165ʼ with a mix of ground floor retail, possibly office, luxury residential and/or hotel uses.

    • This high-quality mixed use development will infuse energy and community benefits into what is currently an asphalt parking lot.

    • Macerich and RED Developmentʼs infusion of additional investment into the Biltmore will include numerous benefits, such as:

      • Additional shopping and dining

      • Pedestrian amenities

      • Landscaping

      • Reduction of asphalt

    • Any parking removed for this building will be replaced and additional parking will be provided in compliance with the City of Phoenix parking code (Section 702 of the City of Phoenix Zoning Ordinance).

    • Macerich and RED are well-aware of the current traffic patterns and will submit a Traffic Impact Study to the City for approval prior to receiving preliminary site plan approval for this mixed-use building.
